NEW HOMES

The market is full of companies offering standard house plans which may or may not work for you or your site.  If you have a tricky site or have individual ideas about your requirements then a special design is for you, however an awareness of Council regulations, processes and specialists required, is essential.

The following are the main points to consider:

  • Council Zoning
  • Site Coverage
  • Building Yards
  • Maximum Building Heights
  • Daylight Indicators
  • Unitary Plan Rules
  • Possible Topographic Survey
  • Possible Geotechnical Report
  • Possible Structural Engineering Design
  • Possible Roof Truss Design
  • Possible Public Drain location, CCTV report and Watercare Approval
  • Possible Flood Assessment Report
  • Possible Arborist Report

Due to New Homes comprising Restricted Building Works a Building Consent application will be required.

In some instances a Resource Consent Application may be required to ensure all Council Planning infringements are approved.
